Nestled into the hillside, The Garden House is a beautifully designed three-level retreat combining contemporary comfort with stunning rural surroundings. Thoughtfully arranged to make the most of the spectacular views, it offers a peaceful escape for couples, families and friends looking to explore the beautiful South Hams countryside and coast.
Sleeping
On the ground floor you'll find two spacious en-suite bedrooms, each designed with comfort in mind.

Bedroom One features a luxurious super king-size bed, which can also be configured as two single beds upon request, making it ideal for families or friends travelling together. French doors open directly onto the private garden and patio, allowing you to enjoy your morning coffee outdoors.

Bedroom Two offers a comfortable king-size bed and its own en-suite shower room.
Living Spaces
The heart of the home is the spectacular first-floor open-plan kitchen. Its impressive double-height vaulted ceiling creates a wonderful sense of space, while large west-facing patio doors lead onto a small seating area—an ideal spot to relax with a drink and enjoy the evening sunshine.
A short flight of steps leads to the second-floor sitting room, a bright and inviting space surrounded by windows to the east, south and west. French doors open onto a small south-facing balcony overlooking rolling fields where sheep graze peacefully. During the summer months, swallows often nest above the balcony, adding to the charm of the setting, so this area may occasionally be unavailable while they're nesting (May-August dependent).
The views from every direction are a real highlight. To the east, look across the village towards the church, where the cottages twinkle beautifully after dark. To the west, enjoy views towards the atmospheric remains of the historic priory, while the surrounding countryside provides a constantly changing rural backdrop. A shared WC is also located on this level.
Outdoor Living
The Garden House offers several private outdoor spaces to enjoy throughout the day.

A west-facing seating area outside the kitchen with two comfortable chairs—perfect for catching the evening sun.

A private south-facing patio outside Bedroom One with a table and seating for four, ideal for al fresco dining.

A barbecue is provided for guests to enjoy.

Storage to the rear of the house is available for kayaks and paddleboards.

The enclosed garden is fenced with rabbit-proof fencing and includes a gate onto the driveway as well as a rear gate leading directly onto Hot Hill Green Lane, making it easy to explore the surrounding countryside. Please note that children and pets should always be supervised in the garden.
Parking
Private off-road parking is available for up to two cars directly outside the property.
Dogs Welcome
One well-behaved dog is very welcome. If you would like to bring more than one dog, please contact us before booking.
To help keep the bedrooms comfortable for all guests, dogs are not permitted downstairs in the bedroom area, and a stairgate is provided. Wet dogs should remain in the kitchen until they have dried off, after which they are welcome in the upstairs living areas, although we kindly ask that they stay off the furniture. A spare dog basket (approximately Labrador size) is also available should you need it.

It's the perfect base for exploring everything the area has to offer, from picturesque riverside villages and sandy beaches to scenic walks and historic market towns.
The village itself has a friendly community feel and is ideally situated between Totnes and Dartmouth, making it easy to enjoy the best of South Devon while returning to the peace and tranquillity of the countryside.

There are plenty of wonderful places to eat within easy reach of The Garden House.
In the village, The Hunters Lodge Inn serves traditional, home-cooked pub food in a relaxed and welcoming atmosphere.
Just a short drive away in Dittisham, The Anchorstone Café is renowned for its fresh seafood and enjoys a beautiful waterside setting overlooking the River Dart.
Within walking distance is The Maltsters Arms in Tuckenhay, a charming riverside pub offering excellent food and a lovely place to relax after a countryside walk.
If you're looking to venture a little further, you'll be spoilt for choice. One of our favourite restaurants is The Seahorse in Dartmouth, famous for its exceptional fresh fish and Mediterranean-inspired cooking. If you're visiting during the week, it's well worth checking whether the popular locals' lunch menu is available, offering fantastic value at around £35 per person.
