Summary:

16 Clarence Hill is a unique home. Known locally as ‘'The skinny house' for its quirky exterior, there’s much more beyond the door. The décor sympathetically blends 21st-century aesthetics with historical character. Far-reaching views over the town, river, and out to sea from the living room and master bedroom. And there’s access to the immaculately maintained ‘Secret Garden’ –relax in the dappled shade of the trees or the slate conservatory as you gaze over the rooftops to the valley beyond.

Accommodation:

The front door opens into a hall with limestone flooring and plenty of storage for coats etc. One step up into the contemporary dining area which is a lovely mix of old and new with exposed brickwork on one wall, wood flooring, an extendable dining table and chairs to seat 6 to 8, small seating area with a TV. Double doors into the galley kitchen with high gloss grey modern units, granite tops, integrated Miele appliances – dishwasher, fridge/freezer, washer/dryer, gas hob with electric oven, and a microwave. Glass doors to a small rear courtyard providing light and ventilation.

Upstairs: To the first-floor sitting room with stunning views over the town and river, with comfortable furniture arranged to enjoy the view. TV with DVD/CD player. On this level, there is a bathroom has both a bath and large shower.

The second floor has two double bedrooms. The master bedroom at the front has lovely town and river views, king-size bed, ample storage, a TV and a spiral staircase to a mezzanine in the roof space with old roof timbers, and a further bathroom. The second bedroom has a double bed, exposed beams and plenty of storage.

This home has central heating throughout.

Outside:

At the rear of the property, there is a small courtyard that offers light and ventilation for the kitchen. Immediately to the front of the property, there is a south-facing seating area. Though this property is pet friendly, dogs will need to be exercised off-site (Coronation Park is a 5-minute walk from the property).

We are also delighted to offer you the use of the 'secret garden' for your stay. This is a wonderful hidden gem of trees plants and a terrace around a slate-roofed conservatory. Inside there are succulents and houseplants incorporating the old damp living wall of mosses and ferns. The garden was created from a second world war gun placement and artillery store facing out over the town to defend the Dart estuary.

The terrace garden has a dining area both outside and undercover. It’s a delightful outdoor space and faces southwest, making the most of the sunshine.

The garden is accessed down steep steps opposite the house, so care is needed and it is without electricity so can only be used in daylight hours.

We love this secret garden and hope you will spend very many happy times there amongst the plants and trees cultivated and cared for by our gardener who may attend to conduct maintenance at some time during your stay. The barbecue is for your use, but we ask everybody to leave it clean for the next guests.

We hope you will enjoy the secret garden and enhance your stay in this special house at 16 Clarence Hill.

Parking:

Opposite the front door, there is a private parking space suitable for a medium/ large SUV. Additional unrestricted on-street parking can be found back up the hill on Mount Boone

A Bit of History:

16 Clarence Hill was originally an entrance and annexe to Mount Galpine House, the home of the Holdsworths – a prominent Dartmouth family. The facade is dated 1629 with exquisite carvings created in an era steeped in the town's naval and shipbuilding history. The house was completely renovated to a standard of high quality and is now a very well-appointed and equipped holiday home.

Nearby:

The shops and restaurants are a 2-minute walk away. At Coronation Park, you will find the Anchorstone Cafe. On the riverfront, you will find renowned local chef Mitch Tonks' 'The Rockfish' and 'The Seahorse'. Also on the riverside, you will find frequent transport links - including the ferries and steam train.

Availability:

In the peak season (May, June, July, and August), we need to keep to Saturday changeovers and a minimum stay of 7 nights. However, please do contact us with any requests you may have and we will accommodate them if possible.

Outside the peak season, we can offer more flexibility on the changeover day.

Dogs are welcome however, the owner respectfully asks that only medium to small breed dogs should be included and that they are not permitted on the furniture or the beds please.

Dartmouth is a town steeped in maritime history, from the castle at the mouth of the river that has stood for over 600 years to the cobbled quayside at Bayards Cove where the Mayflower was made ship-shape before its voyage from Plymouth to America in the 1600s, up to the imposing Britannia Royal Naval College overlooking the town, defending the nation's seas since the early 1900s.

Dartmouth's renowned variety of shops and restaurants are on your doorstep, including breakfast and brunch hotspot Café Alf Resco - a hit with locals and visitors alike. At Bayards Cove, see where final repairs were made to the Mayflower before she set sail from Plymouth and onto America. On the riverside, you're spoiled for choice for seafood dining and drinks while you watch the boats drift along the river. There are also fast, frequent ferries, leisurely boat rides, and not forgetting the steam train from Kingswear and its romantic route along the valley shoreline and onto Totnes and Torbay.

Dining Out

Vibrant cafés and delis, cosy inns, and sublime seafood - all within walking distance - including TV chef Mitch Tonks' go-to restaurants, ‘The Seahorse’ and ‘Rockfish’. Local favourites include Kendrick’s and Taylor's in the town centre, as well as hearty pub meals at The Floating Bridge and historic The Dartmouth Arms. The Sportsman’s Arms, as you head out of town, is a favourite for a Sunday carvery. The surrounding villages also have culinary gems, such as the Laughing Monk in Strete, and Radius 7 in Stoke Fleming.

Shopping

Individual and independent; quaint meets quality - browsing Dartmouth’s locally run stores is a treat. From bespoke jewellery to designer fashion, eye-catching artworks and stylish boutiques. Venture into Foss Street and lose yourself in its variety - you’re bound to come away with a memento of your stay.

Towns to explore

The eclectic market town of Totnes is 14 miles from Dartmouth. Reach it by road or river to enjoy its broad mix of shops and restaurants (especially for some tasty, inventive, vegetarian and vegan cuisine). From Totnes, the English Riviera is easily accessible (including the steam train to Paignton). Torbay offers golden beaches, exhilarating sea sports, and quaint fishing port tranquillity. Head inland to Buckfastleigh to get hands-on learning about the animals at Pennywell Farm. Cute and colourful, Buckfast Butterflies and otter sanctuary is a must-see. And there’s another picturesque steam railway.

Further afield, the picturesque resort town of Salcombe is 20 miles away - its golden beaches and clear waters make for perfect lazy days, and are superb for sailing.

Local places of interest

The striking Dartmouth Castle sits at the mouth of the river. Learn how Dartmouth's first coastal line of defence kept the port safe from enemy ships and pirates.

The grand former holiday estate of the world's greatest crime writer - Agatha Christie - is open during the summer months. Explore the resplendent gardens and the magnificent house. Reach it by ferry or steam train from Dartmouth.

Tours and tastings of the award-winning Sharpham Wines and cheeses make for a mouth-watering excursion - now newly relocated to their Sandridge Barton vineyard - but be sure to book in advance.

The Woodlands Family Theme Park, just outside Dartmouth, is Devon's largest theme park, with rides, slides, as well as indoor and outdoor play. It's a year-round family favourite.

If you're tempted to learn sailing, Marshalls Sailing School in Dittisham offers sailing and stand-up paddle boarding lessons to people of all levels in a quiet part of the river just upstream from Dartmouth.

Beaches and Walks

There are superb beaches close to hand. Blackpool Sands is a 10-minute drive from Dartmouth. This Blue Flag award-winning sand and shingle beach is great for swimming. There's also a café, shop, as well as canoe and paddleboard hire. Slapton Sands (5 miles from Dartmouth) stretches out across three miles of shoreline, helpfully laid out with three car parks and WC facilities. Behind Slapton Sands, you can also take a tranquil walk through Slapton Ley.

For a more-adventurous ramble, the Dart Valley Trail is a 10-mile circular walk up and down the Dart, with crossings at Dittisham and Dartmouth. And one of the world’s longest and most-popular trails - the South West Coast Path - can be picked up by Dartmouth Castle with a choice of wonderful walks along this great stretch of coastline.

Lovely house with everything you need for a great stay. Perfect location for Dartmouth with the benefit of parking Ian September2024

Fantastic, quirky place in a great location with a breathtaking view. We'll be back. Nick Aug 2024

Would 100% recommend a stay at this property. The design and decor has been really thought through. A beautiful home that has everything you'll need for a comfortable holiday. The bubbles and other treats were a real bonus, including the secret garden. The owners clearly care about the people staying at their home enjoing the whole experience. Views are wonderful and just a short walk away from town. However, it is quite hilly and there are lots of steps, including stairs in property. A bonus for me as need to keep fit. Got talking to some neighbours who were very helpful about the roads, which can be quite nerve racking in some places, and also happy to make recommendations about where to go. There are so many great things to do in Dartmouth. I Would definitely recommend Coleton fishacre, an art deco property over at Kingswear. Brenda June 2024

The house was gorgeous, exactly as described, it was spotlessly clean and well equipped. The garden is delightful, on warm evenings it provides a wonderful place to enjoy a glass of wine and enjoy the views of Dartmouth and the river. A fantastic place to spend a week in South Hams and the communication by Dart Valley Cottages was comprehensive and very helpful. Thank you for a lovely holiday! David May 2024

"Stunning property with lovely welcoming touches. It's very central with incredible views of Dartmouth, Kingswear and the river. Lots of steps but obviously that's the price you pay for the amazing views. Good to also have the garden area which is private with space to sit, or sunbathe and a conservatory if the weather's cooler or wet. We had a fabulous week and would definitely visit again." - John - July 2023

"The Skinny House was everything we’d hoped for from the moment we opened the front door ! It was beautiful and extremely well appointed inside. From the modern well equipped kitchen to the fabulous lounge with the most stunning views across Dartmouth . There was absolutely nothing else one could wish for from this delightful house. Extremely comfortable, modern and bright . A 5 minute walk down some steps into the centre of town. The secret garden opposite the house , down some steps , is well hidden and an absolute treasure. We felt like we were in paradise sitting there. The house has 2 flights of stairs so you need to be fit , but well worth the exercise. I’d definitely recommend this house to anyone looking for a holiday in Dartmouth." - Hughes - July 2023

"We were attracted to 16 Clarence Hill (aka The Skinny House) because it looked interesting! It has many benefits, beautifully decorated, with lovely pictures on the walls. Great views from the lounge and front bedroom. A lovely outdoor space in the secret garden. It is within easy reach of Dartmouth (if you don't mind a few steps down and then back up). It has a parking space. You can watch the boats go by from the lounge window and enjoy peaceful dining in the conservatory in the peaceful secret garden. I also spent time down there reading in the shade of the lovely fig tree. Lots of interesting plants in the garden. However, there are some downsides and perhaps when I read other reviews had thought we will be fine..... Having tried the spiral staircase to the upper loft bathroom my husband and I decided that we would not use it as it the spiral staircase is very steep. I think it would be be suited to children who are old enough to use a bathroom alone or younger adults! We were lucky with the parking in that a car was never parked in the space next to the allocated space for the property. If it had been I'm not sure how we would have got our car in or out. We always drove in and out the same way, as per the directions from Dart Valley Cottages. It is a fantastic and unusual property and would happily recommend it to others but just need to be prepared to climb lots of steps whilst staying in the property!" - Whittles - June 2023

"Our 2nd stay here in a year with our dog. Love everything about it, especially the window seat with the wonderful views, and the amazing secret garden. Everything here is wonderful, Champagne on arrival, fresh flowers and local goodies, plenty of supplies in the cupboards and lovely art on the walls. It’s extremely peaceful. We enjoyed a much needed very relaxing break. Parking is a bit hair raising the first time, and there are lots of steep steps- not a negative for us, but probably worth mentioning. This is our favourite holiday home ever!" Penny - May 2023

"We really enjoyed our stay, the view from the property is wonderful. Stayed over New Year and loved all the Christmas lights around the house and the champagne in the fridge! The house is so well designed it doesn’t appear so narrow, we loved it." - Debra - December 2022

"Stayed here for a week, house is very quirky and like a tardis. Big rooms, everything you need and fantastic little garden as a bonus.
Only negatives are the fact that there is a lot of stairs in this house. Each staircase is longer than your average one and the one to the bathroom up the top is scary. It’s all part of the quirkiness of the house though.
Parking is also a bit of an issue, yes there is a small parking space and if next door are in it’s very difficult to get in and out. We didn’t move much during the week but once we did and parked overnight in the town to save any issues.
Wouldn’t recommend for elderly visitors, access to the town is steep roads or a lot of steps (70, we counted every time) we were fine but might struggle in a few years! Anywhere in Dartmouth though is a climb!
I’d stay here again without doubt and Dart Valley Cottages were again amazing!" - Ben - October 2022

"This being our second visit to the Dartmouth area, we booked again with yourselves and found this amazing house, Only two minute walk to Dartmouth town yet very quiet house to stay in. The house catered you all our needs and was very well equipped to a high standard We definitely book again, Excellent !!" - Christine - September 2022

"Everything about this place is perfect. The house is very special, huge for 2 of us and our doggy. Loved the views over Dartmouth and the 5 minute hop down the steps to handy M&S and the centre of lovely Dartmouth, and as for the beautiful garden... just WOW! We stayed during 'heatwave week' and the wonderful garden was a welcome place to recover from hot days out. The cactus-filled summer house is stunning, and although we didn't use it due to the amazing weather, I can imagine on rainy days it would be a great place to spend time - there are sun loungers, multiple seating areas, a BBQ and total privacy. Champagne and local goodies greeted us on arrival, we found plenty of supplies in cupboards - more often holiday lets have zero supplies- things like dishwasher tablets, bin bags, toilet rolls etc This is the nicest holiday home we've ever stayed in. Loved it!" - Penny - July 2022

"This house has lots of great design features and benefits from a great central position overlooking Dartmouth town centre. The “secret garden” on the other side of the road was a real gem with great BBQ and indoor space available if the weather isn’t kind. There are a lot of steep steps in the house and the mezzanine bathroom at the top of the house is not for the feint hearted or young/old. The house is well provisioned and the table outside the front door was well used for breakfast and coffees. Our dog loved it too meeting all the neighbours and local dogs as they passed by." Bruce - July 2022

"The cottage was set over 3 floors with a further spiral stair up to a small bathroom above (gets you fit) Very well equipped kitchen and well furnished etc. Clarence Hill is a very narrow street (6 feet near the bottom) and still two-way, which is not really suited to wide cars. Unfortunately we scraped our car when parking in the allocated spot. So the access and parking are our negative but everything else was good. Dartmouth is a really quaint old town with plenty of good places to eat and drink and lovely scenery "- John - July 2022

"We have stayed in the "skinny house" numerous times, the view is fantastic and with the addition of the lovely garden it is even nicer. Parking space is great too. We were lucky to have fabulous weather. Dartmouth is such a lovely place to stay." - Kerry June 2022

"The house is very modern and comfortable - well appointed and furnished. Ideal postion - great views and close to all local amenities including M n S Foodhall and brarista coffee . There are three flights of stairs - those less mobile might find these a challenge but it's part of the character of the house. Parking is tight for anything medium sized and upward but we only used our car once during the week so not to much of and issue. The garden is an added bonus too. If you have a bus travel card then you can get pretty much anywhere. It's fun using the ferrires too. We have walked the Dart Valley trails and the are stunning. We will come back again." Terence - May 2022

"16 Clarence Hill was the perfect place for us to catch up with old friends! Dartmouth is fabulous as a base for exploring Devon and the house itself was perfect for chilling with a glass of wine or two. The view from the living room is amazing and encourages you to just sit and relax. Sadly we only found the garden on the last day. We will hopefully visit again! - Sarah - May 2022

"In ll the years we have been renting accommodation in England, this house has been far and away the best. From the beautifully designed house that defies expectation, to the welcome package which was abundant. This really is the most amazing place to stay, and i haven’t even mentioned the secret garden which is just , well, insanely beautiful! We will be back" - Matt - April 2022

"This was our second stay and its in a great location, narrow street for driving but that's Dartmouth's charm! Carpet and/or stair gates at the top and bottom of the staircase leading to the bedrooms would be great, varnished wood on steep set of stairs is a bit slippery underfoot. Would recommend this place for your holiday." Paul - December 2021

"Had a wonderful stay here, some lovely touches with the fudge & bubbles! The house is in a great location and has a fabulous view looking out towards the river. The customer service has been great we will definitely be coming back!" - Hannah - November 2021

"Such a beautiful place to stay- the house is immaculate with great artwork, modern decor , well equipped kitchen and very comfy beds. Amazing views over Dartmouth and the estuary." - Sally - September 2021

"We have stayed at this property several times (5 or 6) so i am sure that speaks volumns. The house is very well equipped and furnishings comfortable and good quality appliances. The view is fantastic, never tire of looking out of the window. Parking is good but a narrow road down so if you have a large vehicle do check you will manage ok. (we have a golf) Always a good service from Dart Valley Cottages. Very happy, thank you. (Be back soon!!)" - Kerry - September 2021

"An excellent, quirky holiday home in a great location with the added bonus of a parking space. The views across the town and estuary are stunning (but beware of all the steps and stairs!). The house is well designed with quality furniture and fittings and a very comfortable bed." - Simpson - September 2021

"We had a lovely stay at the property. It was lovely we could have the dogs to join us on our holiday. The property offers fantastic views of the river Dart and Dartmouth town. The location is great with a short walk into the town and having a parking space at the property was an added bonus (especially in regatta week). If staying with younger children be mindful of the windows in the 1st floor lounge there are no additional safety features preventing the windows from opening more if taken off the catch. The beds were comfortable. The en-suite in the main bedroom is a little tricky to access on the spiral staircase and there is limited head room in the shower. Although the main bathroom on the first floor offers a large walk in shower." - Eloise - August 2021

"Stayed for a week for my birthday, beautiful house, very well presented with everything you need for a week. Customer service from DartValley cottages was amazing and a big thank you from us. Parking spot was definitely a bonus. Happily stay again." - Ruth - July2021

"The accommodation was as good as advertised. location as only short walk into town, views wonderful. Standard of furnishings, equipment high standard. Would need to be fairly agile as plenty of stairs. Possibly only negative the bathrooms were n different level to the bedrooms. The narrow road & parking needed to be negotiated carefully. We would certainly recommend,& would gladly come again." Hud - June 2021

"Loved this cottage really comfortable and relaxing with everything you need for an enjoyable holiday" - Hughes - May 2021

"We have stayed in this property several times now and it doesn't disappoint. It would not suit people with walking difficulties because of all the stairs. The view is fab and because its high you can see across the town, the estuary and way out to the castle and the sea. Very comfy bed, good shower, well equipped kitchen and of course a parking space. We love Dartmouth there is so much to do and if you want a quiet time just sitting watching the boats is relaxing from the window or a bench by the quay. We will be back very soon. Thank you." - Kerry - May 21"

"16 Clarence Hill made the ideal location for a week long visit to Dartmouth. Situated just up from the town, but within a few minutes walk you are in near the market and centre. On arrival there was a welcome pack of milk, wine etc which was helpful and the house was very clean. This quirky house was very well designed with an excellent, well equipped kitchen and dining area (ground). Also relaxing areas to lounge (1st floor) and sleep (2nd floor) with amazing views over the town. In the front of house was a set of chairs and table and provided a lovely sun trap (sheltered from the breeze) in the morning up to about 1pm The availability of parking was a bonus although we only used our car to venture out twice to undertake walks: Blackpool Sands and Slapton" - Karen - May 2021

"Couldn't fault the house. A pleasant surprise to have the wine, cake, biscuits and flowers on our arrival.
We were a bit perplexed about the date on the frontage of 1629 which was obviously not the date the house was built. However we found out from a museum leaflet that the narrow house was built after WW2 and used the frontage of a house in Foss Street which had suffered bomb damage in 1943 and was being demolished. The facade was saved and used on number 16 and fitted in nicely in the gap between 2 larger and earlier houses. Clever eh!
The sitting out area is in the front of the house next to the road and as the weather was good all week we sat out there most days and chatted to passersby." Gerry - September 2020

"Fab location. Note the road is very narrow and the parking space is a little tricky to park in but very handy as opposite the house." Emma - September 2020

"
We had a wonderful stay at this fabulous house with its amazing views which got better and better the higher you climbed. The house was spotlessly clean on arrival and we felt totally Covid safe. Excellent location for exploring Dartmouth and all that it has to offer, with just a short 5 minute walk in to the centre. Having the parking space right outside was a real bonus, especially as Dartmouth was extremely busy due to the extra 'stay-cation' visitors, I would recommend only using it for small/medium size cars." Jill - August 2020

"The house is beautiful, quirky and very comfortable. The views from lounge and bedroom outstanding - I could while away hours just relaxing in the window seat! Very central but quiet - a fantastic base from which to explore Dartmouth and this stunning part of the world. Thank you, we had a wonderful time." Gill - July 2020

"Due to COVID19 we only stayed three days out of our weeks stay but we greatly enjoyed the brief time at 16 Clarence Hill. It is a lovely house with great views, suited our needs perfectly and great that we could take Meg Dog too. Thank you for the little treats on arrival, much appreciated after our journey down. We hope to resume our stay when we are out of this terrible situation and enjoy this lovely home and Dartmouth again." Elaine - March 2020

“Fantastic location, car space essential, so easy to walk down to town. Great place to base yourself for some fantastic walks along the coast or inland down the estuary. If you want a bathroom on the same floor as the bedroom then this is not for you !!! ..Although it was a lovely break…. thank you.” A – 21 October 2019

“What a fabulous house. My sister and I have been holidaying in Dartmouth for many years now. We’ve stayed in many different properties… all lovely.. BUT THIS IS THE BEST! AND WE WILL BE BACK!! NEXT YEAR!!! Great artwork selection – certainly our taste to a tee! Everything you need. Beautiful flowers on arrival. Essential milk for a cup of tea on arrival …. or if you felt like something stronger, a glass of bubbly! Thank you. Fantastic views over the harbour to Kingswear and out to sea. Wonderful to able to park the car right outside your holiday home … a rarity in Dartmouth. Blessed with beautiful weather all week. We’ve had the most magical holiday.Thank you so much” Sally-Anne and Sylv – 6-13 July 2019

“Skinny house was huge experience. House was very narrow and street was even narrower! That’s what made it so cool! We enjoyed how they made use of every space in such a smart and stylish way. The view was breathtaking from the lounge. The breakfast items and champagne were the icing on the cake. The town was lovely and everything was in walking distance. Highly recommend to anyone looking for a unique travel experience.” Bethany – 1-8 June 2019

“What a Gem of a little house. Our 3rd consecutive stay and once again we were not disappointed by the accommodation and beauty of Dartmouth. The house is a little “Gem” with a great location and views out over the Dart river. For sure will not be our last stay and will be heading back in 2020.” Ian – 25 May – 1 June 2019

“Unique property in a great location. The interior design of the property is very attractive using the highest quality materials. The views over the town and out too the castle, first class. All services are practical and work well. The parking space was a real bonus, we did not find the approach too or manoeuvring into the space overly taxing. Minutes walk into the town. There is a climb up to the property from the town and lots of stairs internally, but worth the climb if you can manage them.” Peter – 16-25 May 2019

“Narrow yet spacious! Our first stay at 16 Clarence Hill. Such a gem! Looks small from the outside as so narrow but huge instead. Lots of steps (51 to the very top!) but worth it for the beautiful views. We simply sat and watched the world go by, the boats coming and going, perfect. Greeted with flowers and champagne and some basic food staples was great. The bedrooms were spacious, high end bedding, very comfortable. House comes with a parking space which is rare in Dartmouth so an added bonus” Jennifer – 27 April – 4 May 2019

“Being able to see the water, town and park your car is very unusual in Dartmouth Old Town. Add to that the unique exterior and unusual high-end Scandi-style interior, this is a special place to stay. You will get fit climbing the stairs….” Simon – 23-26 February 2019

“Our second stay – loved it just the same. Can’t believe weather – sat on Blackpool sands – blue skies and sunshine. Bought the family this time – will return again soon. Thank you for the lovely memories” Sue, Nigel, Isey and Jamie – 10-14 January 2019

“Lovely stay over New Year. We have stayed in this house 3 times now. It is in a good location with a wonderful view over Dartmouth and the estuary. “From outside it was Wow! How amazing is this and parking opposite the house. We absolutely adored the view and parking space. This is one of the few holidays where we reluctantly had to leave after a week. We loved sitting by the window gazing at everything going on below us an dup into the hills across the water and above town. We would come back and would recommend to friends” Sue – 21 June 2017
