The chocolate box frontage of this stunning cottage leads into a fresh and contemporary interior reflecting coast and country. Natural light bathes the living space with floor-to-ceiling window walls on two sides, with views of the garden and the trees beyond. Four generous bedrooms (three en suite) make for a refreshing sleep. The tended lawns are zoned with wildlife havens, with meadow flowers, a pond, and a stream. The large patio has plenty of seating for relaxing and dining.
Please note: Children must never be left unsupervised when outside. There is a pond and a stream, which could pose a safety hazard. There's also wildlife in the garden, around which care must always be taken.
Accommodation
Contemporary, warm, and styled in muted earthy tones and bright touches, when you enter the home, you are immediately greeted by a real feel of style with rough timber-clad walls adorned with unique local artefacts. This cottage is truly special, with a feeling of true class and depth of character.
The hallway takes you to the living/snug room area, elegantly decorated with navy blue wooden panelling, a wood-burning stove, large comfy sofas, a smart TV and views over the front garden. A great room to relax, read a book, or for children to huddle together to watch a film or play games.
Further down the hallway is the open-plan area with an adjoining designer-style cloakroom WC and a large separate utility room with a washing machine.
The open-plan living space and kitchen are stylishly laid out - two plush sofas let you soak up the garden views with floor-to-ceiling French windows on two sides.
The kitchen island makes meal preparation a social occasion and is well-equipped for every mealtime. Start the morning with Nespresso coffee at the breakfast bar, or gather around the solid-wood dining table. The range cooker has induction hob plates, grills and regular oven functions. There is also a dishwasher.
Upstairs, there are four comfortable bedrooms:
Immediately to the left at the top of the stairs is the front bedroom with a kingsize cast-iron bed with an en suite shower room and views over the front garden and rolling hills beyond.
Further along the landing, up a couple of steps to the left, is another bedroom with two single beds that can be made into a super-king on request, as well as a terrace with glass balustrade to enjoy broad views over the garden. This bedroom is adjacent to the family bathroom which has a separate bath and shower.
Further along the landing, to the rear of the house, is the corner master bedroom with kingsize bed and en suite shower room. This bedroom also benefits from large sliding patio windows and a balcony with glass balustrade from which there are extensive views of the garden and the hills beyond. A bistro table and chairs mean you can relax to enjoy the morning or evening sun.
Head upstairs again to the cosy fourth bedroom with a small double bed and an en suite bathroom with an overhead shower. This room is best suited for two young children or a young adult.
Garden
The spacious garden has a broad lawn and is also a wildlife haven, stretching into the woods and hills beyond. A pond, a stream and wild zones are left to nature (please see the notice above). Thoughtful sculptures add further character to this broad, open space.
A large terrace patio has generous seating to sit back and view the garden below. Dine in the dappled sunlight under the wood pergola, the refectory table big enough for all to gather around.

There is ample parking on the driveway - enough for 5 to 6 cars.

You’re a short drive from two great (award-winning) waterside pubs: The Maltsters Arms and The Watermans Arms in Tuckenhay - ideal for a hearty meal after a country walk. Historic Totnes is a 20-minute drive, as is the closest beach, Blackpool Sands.

Dittisham truly is a Devon treasure. Nestled a few miles upstream from Dartmouth, this unspoiled and tranquil village is perfect for a relaxing riverside break and really makes the most of its waterside location. Watersports, fishing, sailing, paddle boarding and leisurely river rides are on your doorstep. Or why not hire a boat and explore the valley at your own pace?
On land, the shoreline meadow makes for a perfect picnic spot. Downstream by the jetty is The Ferry Boat Inn – drink and dine while enjoying picture-perfect views across the river valley beyond. It’s also where you can hire a canoe or kayak and paddle the river’s shallower waters.
Dittisham is also superbly connected by river to the Dart Valley’s must-see villages, towns, and attractions. Year-round frequent ferries take you to the historic port of Dartmouth, picturesque Kingswear and the eclectic charms of Totnes. And, just across the river on the opposite bank, a quick boat trip takes you to Agatha Christie’s resplendent Greenway holiday home and gardens, now cared for by the National Trust, and an idyllic day out.
I booked this beautiful place as a surprise get away for my mums 60th birthday with the family! There were 6 of us and 3 dogs and we had plenty of room! The pictures don’t do it justice. The grounds are stunning and there is a river at the bottom of the garden! Truly serene getaway. The lounge was cosy and big enough for board games and wine with the family and the kitchen diner was perfect for family dinners and conversations! Beautiful very private cottage/house in a very peaceful part of Devon. The garden is large and beautiful and there are sliding doors from the kitchen/family area that open up to the patio and garden. The master bedroom was stunning and the view from the bed was amazing and tranquil. Very clean throughout with comfortable furniture and comfy beds. Kitchen fully equipped and the pantry/utility room was a great addition. Love the mix of old cottage traditional decor with modern and contemporary unique pieces. We were a family of 8 and there was plenty of space so not on top of each other but also the open plan kitchen/family area meant we could also all be together. We had the most beautiful week at Barberry Farm Cottage - the house was amazing and perfect for us with small children. The garden and surrounding area are quiet but is only a 10 minute drive to the local town. Our hosts met us on arrival and were so helpful advising on the best roads to take and where we would like to go. We would absolutely go back and stay there. Lizzie August 2024
Lovely, roomy cottage with beautiful garden. Very clean and comfortable overall, and plenty of space for everyone to relax in. We were a party of 2 families, 4 adults, 4 children and a dog. The weather wasn't great for most of the holiday so unfortunately, we didn't get to make use of the outdoor seating area, but we did use the barbecue and there's more than enough space in the kitchen for cooking for 8. I only marked a 4 for comfort instead of 5 because most of the the beds were a bit soft for everyone, but that's just personal preference.
The friendly owners live next door and were on hand if we needed them. Dittisham is lovely and beautiful Dartmouth and Totnes are nearby so it's a great place to be based. Would definitely go back there again! Lisa July 2024

The most gorgeous home. The garden is absolutely beautiful and was great for our dogs. every room was perfect and the beds were really comfy. Thoroughly enjoyed staying here. We had the most amazing stay, thank you. The house is beautiful, with everything you could possibly need. We loved that it had a lived-in feel - it made it feel like home. The space downstairs is perfect for a group as everyone could be together in one room and we did lots of cooking in the very well-equipped kitchen. The view onto the gardens is gorgeous. What an INCREDIBLE place! Our family (grandparents down to a 2 year old) had the most fantastic stay here. It is absolutely stunning! The house is spotless, very well equipped, extremely spacious and the garden is beautiful! On arrival the hosts popped over to say hi and to make sure we were ok which was lovely. There is much do do nearby which all generations loved - ferry over from Dittisham to Greenway National Trust, Dartmouth round robin steam train/ferry adventure, Blackpool Sands,crabbing in Brixham and roast at the The Waterman's Arms (maybe the best roast we've ever had!). We cannot recommend this property highly enough, we just hope that in doing so we can still book it when we return! Charlotte March 2024

It was perfect for our spaniel with lots of private lawn, creek and pond to run about in, the house was spacious and extremely well thought out in terms of design and feel.
