Things To Do

Herons Reach is a pet-friendly home within a barn conversion in the heart of exquisite Dittisham. Enjoy views of the river and across to Dartmoor from the large front windows and front decking. There’s access to four acres of communal gardens and two allocated parking spaces. Ideally placed to explore the area on foot, it’s just a short walk to the village shop and pub. Stroll a little further to reach the quay, the riverside inn and café, as well as river rides and ferries to Dartmouth.

Accommodation:

The front door opens into the super, bright, open-plan living area, with high roof trusses and exposed beams maintaining its barn origins. The lounge area - with sofas, TV, and DVD - is located at the near end of the room and makes the most of the views from the front windows. The well-equipped kitchen area is at the rear of the room with an electric oven and hob, fridge with ice box, washer-dryer, and microwave. The dining area comfortably seats four people.

Downstairs are the two well-sized double bedrooms, both with 4’6” beds, pine furniture, and built-in wardrobes. On the same floor, there is the family bathroom which has a bath with an overhead shower and WC. There is an additional cloakroom on the ground floor with a WC.

There's central heating throughout.

Outside:

At the front door, there is a small decked area with views of Dittisham Mill Creek, as well as access to the car parking and four acres of communal grounds, including an orchard and various viewpoints over the village. Steps lead down from the deck to a small paved area ideal for storing bikes or kayaks. Guests are welcome to exercise dogs on the grounds however we ask they are kept on leads.

Parking:

There are two allocated parking spaces immediately opposite the front door.

Nearby:

The village pub, The Red Lion Inn, is a 2-minute walk around the corner. The Red Lion also hosts the village shop and Post Office. A 10-minute walk will take you to The Quay, where you will find the Ferry Boat Inn and The Anchorstone Café, as well as ferries to the National Trust's Greenway House and Gardens, and Dartmouth. Blackpool Sands is the closest beach - a 10-minute drive away.

Dittisham truly is a Devon gem. Nestled a few miles upstream from Dartmouth, this unspoiled and tranquil village is perfect for a relaxing riverside break and really makes the most of its waterside location. Watersports, fishing, sailing, paddle boarding and leisurely river rides are on your doorstep. Or why not hire a boat and explore the valley at your own pace?

On land, the shoreline meadow makes for a perfect picnic spot. Downstream by the jetty is The Ferry Boat Inn – drink and dine while enjoying picture-perfect views across the river valley beyond. It’s also where you can hire a canoe or kayak and paddle the river’s shallower waters.

Dittisham is also superbly connected by river to the Dart Valley’s must-see villages, towns, and attractions. Year-round frequent ferries take you to the historic port of Dartmouth, picturesque Kingswear and the eclectic charms of Totnes. And, just across the river on the opposite bank, a quick boat trip takes you to Agatha Christie’s resplendent Greenway holiday home and gardens, now cared for by the National Trust, and an idyllic day out.

A spacious, airy and comfortable property which was well equipped. Very peaceful setting, the outlook from the property was stunning and use of the communal large grass area with views over the Dart was a big bonus. Dedicated parking spaces for 2 cars directly outside the property. Great location to be able to get a ferry from the village to Dartmouth or across the water to Greenway, also for some lovely walks from the village meaning we didn’t need to use the car every day.
Will definitely be back.
The driving directions to get to the property provided by Dart Valley Cottages (complete with photos!) we’re the best I’ve ever received! David June 2024

Third time annual visit, superb location with lovely views. Good car parking and all the facilities we need. Dartmouth not far away for fine dining if desired. Kirsty May 2024

"We enjoyed staying in Dittisham very much, it's a great place to explore on foot (which was nice alternative to navigating the single track roads by car) - we enjoyed walking down either side of the valley and the option of getting a ferry across the river and back from Dartmouth to Dittisham was very convenient and good fun. It was lovely to spend to catch the last rays of sun at the end of the day by the pontoon at the Ferry Boat Inn, but be aware there's not much seating inside or out and they only do (albeit very nice) pizzas in the summer. Probably a good idea to ring and book a table inside if the weather's not good. Heron's Reach is a very comfortable and pleasant holiday home in a small development at the edge of the village. The booking process direct with Dart Valley Cottages was smooth and easy and much cheaper than booking through an affiliate partner but I think that they do not provide much in the way of cancellation cover, so bear that in mind. Communication from them was very professional, maybe a even a bit over the top - I think I have received 7 emails from them regarding the booking with some information buried in one of multiple attachments - but it was very professional and easy enough to find the information I needed with lots of opportunities to contact them. The property has a small but sunny decking area with two folding chairs and a table which makes the most of the beautiful view of the valley. There is a communal lawned area and a bench in front. There were two parking spots for this property Inside was very light and airy with a vaulted ceiling and plenty of soft seating with two large sofas and a kitchen table. Some of the furniture and ornaments were a little dated but it was very comfortable and clean. The same goes for the kitchen which was very clean and functional but the fridge was a little bit rusty and frosted up and there was no dishwasher - but it was fine for us. Downstairs there are two spacious double bedrooms, a separate toilet and a family bathroom which would be big plus with a house full - no waiting to use the loo. Again it was very clean and comfortable and everything worked perfectly." - Pete - July 2023

"I highly recommend this choice. It’s a fantastic location with lovely views of the river and short walk to Dittisham jetty. The cottage had everything we needed." - Justin - Augut 2022

"We had a fantastic week at Herons Reach, a lovely cottage with an amazing view. Herons reach was spotless and homely, instructions for the cottage were clear and informative. The bedrooms were spacious and comfy and the place is very quiet. The bathroom is being updated this month and will just add to the overall feel of the place. We would definitely recommend a visit." - Mark - October 2021

"We spent a lovely week at Heron’s reach. Fantastic views and a good space inside. Lovely walks to the local pub and we really enjoyed the river taxi to Dartmouth!" - Helena - August 2021

"Perfect base for exploring around the river Dart. Herons Reach is spacious and airy. Beautiful sunsets too!" -Keely - July 2021

"What a wonderful location, so much to do nearby and the views from herons reach are breathtaking. Communication with the host was great and the property was spotless!" - Sarah - July 2021

"Position of Herons Reach was 10 out of 10, lounge and bedrooms were excellent and comfortable kitchen well equipped, but lacked dishwasher. Both members of staff phone call quicj to respond would fully recommend to anyone. Also the gardens were well looked after and the recycling was amazing" - Mike - June 2021

"Herons Reach is situated in a lovely setting with amazing views. It was great to sit outside on the balcony with a drink & look out over the river. The property was very clean & had a welcome pack of tea, coffee, milk, biscuits & flowers which was appreciated. The property is a good size & for 2 people was ideal. Overall we enjoyed our break in Dittisham". Guest - June 2021

"Heron’s Reach had everything we needed for a comfortable stay. In a quiet location but a short walk to the pub, cafe and ferries. The WiFi was an unexpected bonus as was the outdoor furniture although the weather prevented us from making much use of it. A great base for exploring the Dart valley on foot, using the excellent ferry services." - Val - May 2021

"We have stayed at Herons Reach many times and returning 10/10/20 having stayed 5/9 to 12/9 ,so we can see it suits us very well." Robert - September 2020

"A nice property overlooking the River Dart in a good location with a couple of pubs in the village. Use of a car is a must for visiting nearby towns and access to the village is via narrow roads. It is possible to walk into Dartmouth although it is very hilly so allow a couple of hours. Ferry service to Greenway is useful for visit to National Trust owned Agatha Christie’s house and gardens although house is currently closed due to Covid restrictions." Robin - July 2020

"Had a lovely time at Herons Reach. One slight negative it would have been nice to have a small table and chairs outside but had a lovely time thanks and spotlessly clean." David - July 2019

“Great location with wonderful views across the river. We have been visiting Dittisham for many years and stayed in different properties. Herons Reach has fantastic views across the river and plenty of outside space. The property was well equipped with lots of storage space. The aspect was super with the lounge and kitchen upstairs to make the most of the views. This property is one of the very few in the village with parking for two cars so that was a big advantage. We will more than likely book this place in the future as the views are spectacular. Dittisham is a wonderful village and we will be back!” Justyne – 13-20 April 2019

“Nice little house in a splendid location. We have stayed at a couple of other places at Dittisham Court and knew that the location was perfect for us. There is excellent walking from the house. Immediate fine views and 2 friendly pubs in the village. The house has a really good, light sitting room for the house’s size. 2 double bedrooms make it ideal for 4 adults” Simon – 16-20 February 2019

“A lovely part of the county of Devon, our third visit to the area, always enjoyable. Herons Reach provided an excellent base from which to explore, with easy access to Dartmouth, Brixham, Totnes, Torquay, Paignton and Salcombe. Lots of very good walking, interesting properties and very nice pubs for a quiet drink and a meal. The Royal Naval College in Dartmouth is well worth a visit and good value – a morning well spent.” Aubrey – 3-10 November 2018

“This was our second stay at Herons Reach and as before we had a great time. Location is great for village and walking the surrounding area. The property is very comfortable. The one thing that it is missing is a dishwasher!” Geoff – 28 October – 2 November 2018

“Lovely place in all aspects, views especially. Good weather was a bonus” 7-14 July 2018

“Extremely clean and everything I had researched on google was there. The view on your website does not do justice to the actual view, the river was much closer so we were well pleased. Please let your housekeeer know how much she is appreciated as this is the hardest job. She deserves a pay rise! Would love to book again with Dart Valley” Jackie – 21 June 2017

“Probably the best one we have stayed in at The Court. Had a great week at Herons Reach – even perfect weather! Loved the big airy open-plan room with views over the river – sunsets and morning mists. Cottage was very comfortable and well equipped. Great relief to find no vases of plastic flowers everywhere! Not overdone with knickknacks and bits and pieces but tasteful and simple. Already looking at next year! Dittisham supplies all our needs – pubs are great and the shop is amazing.” – Sally – 20-27 September 2014

“We loved the location and everything about the cottage. .. – couldn’t fault cottage and had a lovely break. Thank you.” – Amanda – 23-30 August 2014
